Keep in mind that roofers price the roof's surface, which is larger than the floor plan once slope and overhangs are counted. A plain shingle roof on a modest one-story house will usually sit nearer the low end, while metal, a steep pitch or a big footprint moves the number up.

The Variables That Matter

Two homes on the same McAllen street can get very different bids. These are the usual reasons.

  • Roof area. The bid follows square feet of roof, often counted in "squares" of 100 sq ft. Pitch and eaves can add a fair amount of area on top of your living space.
  • Material. Asphalt shingles cost the least per square foot, and metal costs more up front. Class 4 impact-resistant shingles cost extra too, and no city in our service area requires them.
  • Pitch and height. A steep or two-story roof calls for more safety setup and slower work, so labor goes up.
  • Decking surprises. Soft or rotted boards only show up once the old roof comes off. A good bid names a per-sheet price for replacing them so there's no argument later.
  • The city permit. McAllen expects a permit for repair work that goes beyond cosmetic finishes, and roofing isn't on the exempt list. Ask whether the permit fee is built into the price.
  • Heat and sun. Summer 2026 gave McAllen 67 days at 100°F or more. Heat and UV wear shingles down faster, so ask the roofer to check attic ventilation while they're up there.

Inside a Roof Estimate

Try to get two or three written bids so you can compare them line by line. A total with no breakdown is hard to judge and easy to pad.

  • Tear-off and haul-away. How many layers come off, and whether the dumpster and disposal are included.
  • Named materials. The brand and product line for shingles or panels, plus underlayment, flashing, drip edge and vents.
  • Extra-cost items. The per-sheet decking price and anything else billed only if found.
  • Permit and inspection. Who applies for the city permit and whether its fee is in the total.
  • Warranties in writing. The roofer's own workmanship warranty and the maker's product warranty, each with its length.
  • Payment schedule. When each payment is due. Be wary of a large sum before any material shows up.

If an insurer is expected to pay for the job and the contract is $1,000 or more, state law requires a bold-type warning in it: the deductible stays with the homeowner. If that notice is missing, ask why before you sign. Our Texas roofing rules page covers the details.

Insurance-Covered Replacements

When wind or hail causes the damage, your homeowner's policy may pay part of the cost. The deductible is still yours. Texas Insurance Code §707.002 puts it on the insured, and §707.004 lets an insurer hold back the depreciation payment until it sees proof you paid it. Any roofer who offers to skip or soak up that amount is offering something that's a crime in Texas.

The roofer's job in a claim is to document the damage with photos and measurements and to price the repair. You and your insurance company settle the claim itself. Under Insurance Code §4102.163, the company doing your roof may not double as your public adjuster.

There's no Texas or City of McAllen grant for a new roof. What can help is a premium discount: many Texas insurers give one for a Class 4 impact-resistant roof. The Texas Department of Insurance leaves the amount to each insurer. A TDI bulletin issued in September 2026 nudges companies toward offering these discounts but stops short of a mandate. To apply, you'll need TDI form PC068, which the roofer completes after the install. Ask your agent for a figure before paying for the upgrade.
